Elephant and Castle London SE1 and SE17...  £1.5 billion investment

The area of the Elephant and Castle in North Southwark, just on the South side of the Thames in Zone 1, is currently the subject of a major regeneration programme in town planning with prestigious residential and business property developments...

With a massive £1.5 billion investment, relative prices around the Elephant and Castle are likely to rise between now and 2014, so it would be better to buy sooner rather than later to maximise capital growth...

This planning for the Elephant and Castle includes over 5,000 new homes, new shopping space, five new open spaces, a new civic square, bringing an estimated 4,000 new jobs to the area and greatly improved shopping complex and facilities.  The Elephant and Castle is already enviably located with reference to the amenities of Central London being in Zone 1, however, over the next six years, the regeneration programme will continue improvements to transport links, including a new station, upgraded tube connections, new bus and cycle lanes and improved facilities for pedestrians, plus in the future, plans for the Cross River Tram.

Currently the Elephant and Castle is ably serviced by both the Northern and Metropolitan tube lines, the overground train line, a plethora of buses and easy access to the mainline stations of Waterloo and London Bridge.

The modern Elephant and Castle area covers the historical villages of Walworth and Newington, now roughly SE17 and SE1.  SE1 of course also includes Borough with it’s famous market and the greatly improved tourist area of the Southbank along the south side of the Thames stretching from Waterloo Bridge to London Bridge.
The Southbank includes the recently refurbished Southbank Arts Centre, Shakespeare’s Globe, The Tate Modern Art Gallery, the Oxo Tower, Southwark Cathedral and many other attractions and places of interest, whilst also hosting an ongoing series of free festivals throughout the summer months.  Closer to the Walworth area of Elephant and Castle is the prestigious War Museum and St. Georges Cathedral.

There are already two established educational facilities in the Elephant and Castle, London South Bank University and the London College of Communications contributing to the youthful energy in the area.

Southwark Council will completely transform the Elephant and Castle into a thriving town centre of quality housing, shopping, parks and gardens with an ambitious £1.5billion regeneration scheme due for completion in 2014.

Key features of the Elephant and Castle framework for development include:

  • demolition of the shopping centre and Heygate Estate
  • rehousing of Heygate Estate residents into high quality social housing in the Elephant and Castle area
  • removal of the congested road system and rerouting of traffic out of the core area
  • creation of a new pedestrian-friendly town centre
  • development of 6, 600 new homes
  • creation of 75,000m2 of modern retail and leisure facilities
  • design of an improved transport interchange
  • creation of two new parks
  • addition of two extra schools, including a city academy
  • creation of over 4,000 new jobs as a result of these changes
  • adoption of a range of innovative measures to minimise energy consumption
  • quality design at the heart of the plans

With a massive £1.5 billion investment, relative prices around the Elephant and Castle are likely to rise between now and 2014, so it would be better to buy sooner rather than later to maximise capital growth. Prices are moving up quickly, so you will need to be brave now, to have the benefit of good investment hind sight. Our own barometer of price changes in the area are gleaned from sales in Metro Central Heights since 1998, whilst not ex local authority housing, this private block gives us good evidence that rates of capital growth are most definitely out stripping other locations
