We are fully trained and experienced
estate agents with membership of The National Association of Estate Agents and
the Ombudsman Scheme. We work six days a week with most of our accompanied
viewings taking place between 5.30 and 7.30 pm each evening or during Saturdays until 5pm.
We employ model terms of business as provided by the National Association of Estate Agents and the Office of Fair Trading, which are written in plain English without the use of complicated terms. Our fess are calculated following the property appraisal and on our residential contracts are generally quoted inclusive of VAT.

Times, Evening Standard (Homes and Property), Hot Property, Loot etc. and
prominent High Street presence maintains a constant supply of enquiries from
potential purchasers.
New properties are emailed to all prospective buyers,
with full colour details the same day we are instructed to sell.

Now is the time for us to plan your
move and make ready for sale. During our visit to your home, your key objectives
will be discussed and a suitable agreed marketing plan put in place. We must
work together to be able to provide as much documentation and information to
prospective purchasers (and their solicitors) as possible. Any lack of
information necessary for a buying decision, or missing documentation likely to
delay the legal process of sale should be sought immediately. The poor end
result of taking no action in these areas, may include low offers and a
substantial delay in the legal process.
From 1st August 2007, there is a requirement that some properties will require a Home Information Parck, before they can be marketed. Please contact us for more information.

It would help if you have to hand or
start collecting the following information/ documents ready for our visit, they
will all be needed at some point during your sale.
- The location of your title deeds (If
you have a mortgage these will usually be held by the lender).
- Check (where appropriate) for the
details of any early redemption penalties on your mortgage.
- Your council tax bills, statement
for the current financial year.
- Evidence of recently completed home
improvements.
- Guarantees or insurance policies for
NHBC, Foundation 15 or Newbuild, Structural Repairs, Double Glazing,
Electrical Work, Roofing, Rot or Infestation, Central Heating, Cavity Wall
Insulation etc and details of any claims under any of these.
- Are you connected to all the main
services: Gas, Electric, Water, Drains, Tel, Cable TV, etc...
- Details of any rights of way over
your property.
- Is the property a listed building or
in a conservation area.
- Details of permissions to building
works where restrictive covenants exist.
- Necessary planning permission,
building regulations for alterations.
And in addition for Leasehold (and
Share of Freehold) properties:
- Copy of your lease (even if Share of
Freehold, the terms of the lease will usually still apply).
- The Name and Address of your
Landlord/ Freeholder.
- Receipts for the payments of ground
rent.
- The Name and Address of the Managing
Agent (where appropriate).
- Copies of bills/ receipts for
maintenance charges in each of the last 3 years.
- Details of future proposed works and
projected costs by Landlord or Managing Agent.
- Details of alterations to your
property since the granting of the original lease.
- Copy of the buildings
insurance.

The objective is to find a buyer
offering the best price who is sufficiently well prepared and placed to offer
you the best chance of completing your sale in a given time frame suited to your
needs. During our free market appraisal, we will assess saleability and agree a
marketing plan to best achieve your most suitable purchaser. Generally, however
to increase your chances of a choice of buyer, our intention will be market
saturation.
Open 6 Days a Week
Our offices are open seven days a week
for your convenience and are located next to Vauxhall Underground and British
Rail station. We are open until 7pm Monday to Friday and until 5pm on
Saturday.
Property Details
We shall prepare full property details/
particulars for your approval, which will include proposed advertising copy and
colour images as appropriate.
Purchaser Data Base
Initially we will advise all
prospective buyers of your home, currently registered with our agency. These
buyers have contacted us a result of extensive previous advertising, internet
and High Street presence etc and are held on a constantly updated database
allowing us immediate communication by telephone, email, fax and or post.
Regular advertising in national, local media and on-line ensures a constant
stream of new prospective buyers for your home.
Estate Agency Board
Where appropriate, we recommend the
erection of a neat 'For Sale' sign at your home, to ensure all avenues of
introducing a suitable buyer are explored. Some homeowners may be concerned at
the prospect of their neighbours knowing they are trying to move, however many
good buyers are found by word of mouth.
Accompanied Viewings
By appointment only. Never accept an
unescorted 'just passing' viewing. Access arrangements to your property with
prospective buyers is always agreed at the outset and can be revised at any
time. Unless otherwise instructed, we will always accompany each viewing, which
will allow us to exercise internal security procedures and give us the
opportunity of obtaining immediate feedback from the viewers. You may wish to be
present at each viewing or allow us keys, however it is better to have an
arrangement which will allow viewing at short notice.
Feedback
We maintain a full history of each viewing, telephone call, internet
enquiry, advertisement placed, set of details provided etc. for your
property. The history is available to us, so we can maintain an up to the
minute progress report for you at anytime, ensuring you can be fully
appraised of the progress in sourcing a suitable purchaser for your home. You are welcome to make contact with your consultant for a personal update.

All offers will be communicated to you
verbally and in writing as soon as possible. It is our job to ensure that we
provide you with as much information about the status of the prospective buyers
as possible, in order that a decision can be made. We will ask buyers to
volunteer information about their financial arrangements and time schedule for
their intended purchase of your home, together with details of any related sale
on which they may be dependent. The buyer may, however decline to provide such
information, in which case we would normally recommend proceeding with caution,
until they have made a financial commitment. In the event of more than one buyer
being interested in your home, we would recommend that all viewings take place
before a sale is agreed. In the event of more than one offer we would recommend
that potential buyers be asked to submit their 'best and final offer', before
one is chosen.

By now your solicitor should already
have received form you (with our help) the information and documentation ready
to process your sale. If not there will be a delay while the title deeds are
sought and all the information is collated ready for delivery to the purchasers
solicitors. The sale until exchange of contracts is based upon a mutual trust
between all parties. Once an acceptable buyer has been found, a price and an
intended time schedule has been agreed, we would normally recommend the property
be withdrawn from the market and no further viewings take place for an initial
period of two weeks. Within this period we would expect to have heard from the
buyers surveyor with an inspection date and from their solicitor confirming they
have applied for a local authority search. A review of the sale progress would
take place at the end of the two week period. Non performance on the buyers part
could result in the consideration of the property going to the next offer, or
back to market. During the sale your point of contact at Movingspace will be
available at all stages to advise on the progress of the transaction and
recommend any action necessary to keep the sale on target.

In brief, once everything is in place,
both the seller and buyer have signed contracts in all related transactions and
a mutually convenient date for moving has been agreed, exchange of contracts may
take place. Following this event the transaction is legally binding and both
parties can make their respective moving arrangements. We provide a to do list
to help you with preparation for moving day.

This is the day that you would normally
move and the day that the majority of the monies change hands between
solicitors. Once the seller's solicitors have confirmed that all the monies have
been received the keys can then be released to the new owners. The actual point
of legal completion normally takes place around mid-day and it is usual to move
out of your old home in the morning and into the new one in the afternoon.

Our competetive fees are usually assessed once we have inspected your property. Following our visit, we are more able to establish the service you require, depending
on you home's saleability and the amount of sale preparation you wish us to
organise. Normally we are instructed on a sole or multiple agency basis, the
sole agency being the most competitively priced, because our return on
investment is more likely and we are therefore able to discount the rate. Once
we have agreed our fees with you, they become payable only in the event of us
introducing to you a buyer whom you have accepted and who is ready, willing and
able to proceed with the purchase of your property. In the unlikely event that
we are unable to find you that buyer or you decide not to move before the buyer
is ready, willing and able to exchange contracts, there is only a small withdrawal charge.
